Our wonderful clients had just moved into a charming historic four square, and reached out to LivCo to help maximize its potential. The home had an addition that housed part of the kitchen, breakfast room, mudroom and powder room, but it was planned in a way that did not use the spaces efficiently.
The owners were seeking to maximize as much usable space as possible while creating a more open and connected layout, a gourmet kitchen, and a new master bath all within the existing footprint. Additionally the front office was open to the rest of the house, and the owner’s sought to make this a private space without detracting from the historic charm of the entry and stairway.
After many diligent design exercises, we found that by moving the back door we would be able to get as much from the space as possible. This allowed for a new center of the home where the kitchen, family room, and door to the deck all converge. We were also able to maximize breakfast room seating with a built-in corner banquette as a destination and not a pathway. A perceived slight shift of the major structural wall allowed us to find a balance between sufficient mudroom storage and creating island seating in the kitchen.
