Our small and tight-knit team of architects, designers, and builders crafts inspiring spaces to enrich the lives of our clients through creative design and high-level customer service.

We are currently seeking full-time Project Architect candidates with a love for building what they design. Applicants should be comfortable and proficient in delivering construction documents for large scale remodeling projects and home additions. Candidates should enjoy and thrive in a fast-paced and collaborative work environment.

Project Architect Core Purpose:

The core purpose of the Project Architect role is to serve as the operations liaison and quality control processor between conceptual design and the construction phase. The Project Architect is responsible for the detailed design phase of each project to support translating the original design intent to the built project with LivCo’s standard of outstanding customer satisfaction, and is responsible for the construction documents for approximately 10-12 large scale remodel or additions per year.

Primary Responsibilities:

  • Code compliance & life safety
  • Ensure Constructability
  • Permit Application and Approval
  • CAD Drawings / BIM
  • Verify existing conditions
  • Specifications (Exterior materials, windows/doors, means & methods, etc.)
  • Scope management
  • Client deliverables

Primary Tasks, including but not limited to:

  • Perform Municipality review & code analysis and document accordingly
  • Research & coordinate Means & Methods and incorporate into documents
  • Fill out permit app & submit to appropriate agencies; respond & revise as required
  • Create CAD drawings for each DD milestone
  • Maintain drawing standards & content
  • Complete secondary site visit
  • Determine & document project specifications
  • Refine & revise the project Scope of Work
  • Maintain accuracy & consistency between drawings and scope
  • Maintain consistency between client and construction drawings
  • Prepare & present C-sheets and Scope of Work at each DD milestone for client sign-off
  • Oversee internal management of Shell & Core revisions and communicate to appropriate departments
  • Run & manage hand-off meeting to production
  • Support field production as needed by providing clarifications & revisions

Relevant Experience Required:

  • Minimum 5 years of residential design and construction document production is required
  • Position requires an in depth understanding of residential construction means and methods
  • Requires a proficiency in 3-dimensional design software, Sketchup, Revit, Chief Architect, or similar.
  • Experience with Buildertrend or Cloud-based PM software is a plus
  • College education is a plus.
